127 Charing Cross Road to become a key hub in Soho

System Five is proud to have been chosen by LJJ Electrical and Mechanical Ltd to join the team working on the CAT A fit out of 127 Charing Cross Rd in Soho, adjacent to Tottenham Court Road station, known as 127 CXR.

Originally built in the 1970s the 40,000 sq ft property is being extended to c.60,000 sq ft with retail and leisure uses being added on the ground and lower ground levels and 6 floors of high specification offices above.  The refurbishment and extensions to the existing building includes three additional floors at roof level and rooftop plant enclosure.

The impressive project team includes leading UK contractor Galliford Try and award-winning architects Barr Gazetas.

System Five’s Project team are providing a Distech BEMS to the central services and our works will include water services including tanks and booster pumps DHWS generation, comms room monitoring, smoke extract system monitoring, LV metering, leak detection, lighting interface, AHU interfaces, ventilation fans, integration of floor VRF systems and interface to Smart Building cloud services.

We understand from Alexia Michael, an architect at Barr Gazetas that this is a very cool project to be involved with! “127 Charing Cross Road forms a key hub, blending in with the surrounding buildings and forms a crucial part of the larger initiative to revive the area as the go-to place for music. As a result, we are retaining a wall of signatures from the old ‘Borderline’ club, which features artists such as David Bowie, Led Zep, REM and Oasis.”

The project is due to complete in Spring 2024
