Striking new Motel One to take its place in Old Street’s Tech City

System Five is proud to have been selected by Stonegrove Ltd, a long-established business with expertise in air conditioning, control systems and electrical engineering, to work on an exciting new 23 storey development close to Old Street’s Tech City which will combine co-working floors and a 210-room Motel One hotel.

The project team includes award-winning, architects and interior designers Flanagan Lawrence, M&E Consultant HDR: Hurley Palmer Flatt, offsite modular specialist Elements Europe and construction specialist John F Hunt Group.

Facilities within the building will be shared by both uses which will encourage the spaces to work at their full potential and the project plans to achieve ‘Excellent’ BREEAM certification.

Motel One is an award-winning international hospitality chain and is known as the affordable luxury brand in its sector, which operates a One Planet One Future programme, based on the UN’s Sustainable Development Goals.

System Five engineers from our Projects team will be responsible for the commissioning of a Trend BEMS with IQVision supervisory system to monitor and control the plant, which will include Cold Water Storage Tank Room, Water Attenuation Tank Room, Building Generator Fuel Tank Room, Fire protection Sprinkler and Wet Riser Tank and Pump Rooms, Hotel Comms, Office Comms, IT Room, Gas Intake, Comms Intake, LS Switch room, VRF Condensers, Electrical Panels, Ventilation Plant, Smoke extract.

Following completion in Autumn 2024, System Five’s Service Team will take the reins as the incumbent maintenance and service provider, ensuring that the BEMs and associated equipment continues to run at peak efficiency.
