System Five support refurbishment project in Croydon

System Five is proud to have been selected by FES Ltd. to join the team working on the major fit-out and refurbishment project Knollys & Stephenson House, now known as Mosaic East, a substantial set of offices, located in a prominent position opposite the iconic No1 Croydon, in South London.

The impressive project team is led by Oktra, a leading workplace design & fit out company who are working in partnership with Brunswick Property Partners’ Akoya venture.

Engineers from System Five will be installing a Trend Control Systems based BEMS which will monitor and control the plant and associated equipment in order to ensure the building operates in a highly efficient and sustainable way.

The overall scheme is 19,000 sq ft and includes the Knollys building which is set over 12 floors and the Stephenson building which has 7 floors, with annexes in both properties. Originally built in 1967 the multi tenanted blocks have been redesigned to meet modern workplace demands, transforming the space into a desirable location for businesses seeking contemporary, adaptable office environments.

With a focus on sustainability and wellbeing, the project has upcycled and reused existing building materials and maintained green design principles at its core. The property has an EPC B Rating as well as Ska Gold, Air Score Gold and Wired Score Platinum certifications.

The renovation works are being delivered over multiple phases due to the scale and complexity of the scheme and are scheduled for completion in late 2024.

When complete it will include new extended reception spaces and amenities, such as cycle stores and welfare areas, and significant enhancements to the surrounding public realm to improve the buildings’ visibility and identity along the streetscape and key approaches. The project has already received several awards, receiving the highest recognition at the Global International Property Awards, as well as success at the UK International Property Awards in November 2023, where it earned two five-star awards for its outstanding commercial renovation in both the London and UK categories.
