System Five work on impressive refurbishment project in the City of London

System Five were proud to have been selected by MCS to work on the impressive refurbishment project at 16 St Martins Le Grand in the City of London. The project was led by renowned main contractor Structure Tone London and award-winning architects Barr Gazetas.

Built in 1925, this Grade II listed building stands in a historic area that is undergoing rapid development. Historically, the building was home to the Courtauld family’s textile business encompassing its headquarters, showroom and dispatch depot. This imposing building is faced in Portland stone and includes a grand entrance and reception area complete with marble pillars. Whilst the listed features have been preserved and protected the completed design has created contemporary best in class workspaces, tenant amenities, and end-of-trip facilities.

System Five’s role in this extensive refurbishment was centred around the provision of nine control panels, giving tenants individual control of their respective floor systems. We have also provided a head-end which is used to control and monitor the landlord’s plant and floor system.

Engineers from System Five’s Project Team have installed a Distech Controls S1000 control system with Distech EC-Net head end. Synapsys Sip+ is being utilised for collection and corelation of energy data for targeting and reporting, which is then channelled to a visual screen in the building’s reception.

Providing 4,213 sq m of high quality, Grade A office space including both Cat A and Cat B floors, the project has achieved BREEAM Excellent, WIREDSCORE Platinum and EPC A credentials.

The building now boasts a high efficiency VRF heat pump system for heating and cooling and a low energy central fresh air distribution system with demand control and is a 100% electric building.
