System Five are proud to have been selected by Polyteck Group to be the incumbent maintenance and service provider for the Coda Residences which form the centrepiece of York Place in Battersea.
Coda was designed by renowned, award-winning architects Patel Taylor and include 130 apartments, a reception / concierge, fitness studio, residents’ lounge, workspaces / boardroom, screening facilities, and private gardens.
The headquarters for the Royal Academy of Dance occupies the ground floor of Coda and the residences comprise three apartment buildings which sit on a raised podium 23 storeys above.
Coda was delivered by main contractor Midgard Ltd and property developer Avanton, and includes private, affordable and build-to-rent apartments which feature underfloor heating, comfort cooling, a heat recovery system and an eco air filtration system.
Coda achieved a BREEAM ‘Excellent’ rating for the construction as well as an Excellent rating for the design. The residences utilise a central Combined Heat and Power (CHP) system to heat both RAD’s headquarters and the apartments above and there are solar panels on the residential roofs.
Engineers from System Five’s Service Team will visit Coda to keep their Trend Control Systems based BEMS working at peak efficiency and ensuring the comfort of the residents.
